Every property manager eventually gets the unit that stops them at the door — floor to ceiling, every surface covered, sometimes structural or sanitation issues underneath it all. Hoarding-level units aren’t a bigger version of a normal turnover. They’re a different job entirely, and treating them like a standard clearout usually costs more time and money than doing it right the first time.
Get a realistic timeline before you set a re-listing date.
A standard unit clears in a day or two. A severe hoarding unit can take significantly longer, especially if there’s structural damage, pest activity, or hazardous material underneath the clutter that isn’t visible until the crew is deep into the job. Committing to a listing date before an experienced provider has actually assessed the unit is how timelines blow up.
Sanitation and pest issues are common — plan for remediation, not just removal.
Extended clutter often comes with rodent or insect activity, mold, or air quality issues that need addressing before the unit is showable, let alone livable for the next tenant. This is frequently a bigger cost driver than the clearout itself, and it’s worth flagging to ownership early rather than discovering it mid-turnover.
Not every clearout crew is equipped for this.
Standard junk removal crews are built for volume and speed on normal-condition units. A severe hoarding situation needs a crew trained to work safely through unknown hazards, handle biohazard-adjacent conditions if present, and pace the job correctly instead of rushing it and missing something structural.
Document the “before” state thoroughly.
Photos of the unit’s condition before any work begins protect you if there’s a dispute later about damage, missing items, or the state the unit was left in by the previous tenant — particularly relevant if this connects to a Landlord and Tenant Board matter.
Budget for it as its own category, not a standard turnover line item.
If hoarding-level units come up more than once in your portfolio, it’s worth having a separate cost expectation and vendor relationship for them, rather than being surprised each time one comes in over a standard turnover budget.
